DESCRIPTION & SERVICES MAP / LOCATION

It is the top two floors of a four story 5 plex condo building that is of totally new construction. It has a private entrance on the second floor accessed from the front of the building by an outside walk up iron staircase which is very typically a Montreal style feature especially in the Plateau district.

This loft is exceptionally spacious at approximately 2500 square feet. It also features two huge roof terraces off a top floor mezzanine. Accommodations like this are almost impossible to find in the Plateau area, and very rare to find a furnished rental loft like this one. The ceilings are a nice comfortable 10 foot height. There are exceptional custom design features throughout the loft, as you will see in the section descriptions below.

All furniture and accessories are completely new aside from some of the period collectable pieces. I have acquired and incorporated into the décor : items like Aimes 60’s 70’s modern lamps, and other similar era lighting fixtures and furniture that I am especially fond of. Beautiful chocolate maple plank hardwood floors are throughout the entire loft with only the exceptions being the bathrooms which are fully ceramic tiled (floors and walls entirely). Custom sliding wood and glass 9 foot high pocket doors are in all rooms.

Balcony patio doors are in both the master bedroom and the kitchen. Plus there are two east facing patio doors to the largest terrace off the mezzanine (this terrace is over 1 000 square feet of deck), and two more patio doors face a western exposure terrace deck measuring 10 by 40 feet. Silver & white privacy vertical roller panel blinds are on all windows and patio doors. There are also two 6 foot round port windows, one in the dining room and one on the mezzanine level.

Halogen recessed lighting is throughout the entire loft and all rooms lighting (even floor lamps) are with dimmer switches. Other collectable light fixtures are of the Aimes period / Deco Glam pieces.
Stereo, (CD or Am/Fm) is wired in every room with individual volume controls. Central Vacuum is on both levels. The main front door is equipped with a digital, keyless coded entry lock, which can be programmable by the tenant. This loft is security equipped with motion, door and fire sensors, and is wired directly to SOS Alarms and the Fire Department.

Furnishings and Décor : I utilized the same chic modern approach to this loft, similar to what was part of the design of my other “The Showroom Loft”: A combination look of very white on white with dark chocolate accents and chrome, black lacquer, and glass effects for details. Furniture and accessories are a mix of 60’s and 70’s finds like Aimes style items : Barcelona chrome and white leather dining room chairs and table set, Arc Lamps, Chrome Pillar lamps, 60’s smoked glass coffee tables with chrome bases. I think this loft shows exceptionally upscale and modern – Zen like but still comfortable, warm and welcoming.

Main Loft Area : From the entrance staircase to the third floor you come into the open space encompassing the living room, dining room, and kitchen. This covers an area approximately 17 feet by 45 feet! (Half of the main floor). Off of this area on the other side is the main bathroom, master bedroom and also an office. A central staircase continues up to the top level mezzanine and terraces.

Living room Space : This part of the main area has a large double couch and two RCA style arm chairs in dark brown burnished leather situated around a glass and chrome 70’s pillar style coffee table. A large chrome and white Arc lamp adds a cool touch to the décor. Two very large underwater”Eldon Garnet” black and white photos from the 1970’s are wild but classy interest décor pieces.

Dining room Space : In between the Living room and Kitchen area is the dining table which has a beveled glass top on 3 free standing white cube boxes. Six chrome and white leatherette redone dining chairs from the 70’s complete the look of white chic. Above the table is a square chrome Icicle lamp (a wild find that fits wonderfully).

At the far end of the main area we have a large wall bank of white lacquer cabinets with frosted glass and stainless trim details. The kitchen focus however is on a very large stainless center island measuring 4 feet by 11 feet long. The center island has a double sink, garburator, and wooden work area on one end. The kitchen has all high end stainless appliances: Smeg wall oven, Asco dishwasher, AEG black ceramic cook top, Pyramid stainless stove hood, Cuisinart grind and brew coffee maker, etc. In the center of the cabinet wall is the cook top range also in a stainless counter top and with a backsplash done in shiny black 50’s style subway tiles. There are also four chrome and white leatherette bar stools around the center island.
The kitchen is definitely a focus spot in the main loft area.

Bathroom Facilities : I always incorporate large bathrooms in all my loft renovations. This property has two: a grand one on the main floor and a smaller one on the mezzanine level (See Mezzanine Features Section).

Main bathroom : Large is an understatement: it is well over 300 square feet. All the walls and the floors are done in white/cream mix large ceramic tiles. (Over 1600 square feet of tile went into this bathroom alone). There are 3 entrances: one from the main loft area, one from the office, and one from the master bedroom (I have a penchant for circular flow of design). There is a very long (about 12 feet) custom wood vanity with storage doors underneath two large rectangular sinks. Above the vanity is a full wall mirror to the ceiling. The toilet is in a separate privacy room. Washer and dryer are also discretely housed in a closet, behind French doors. A large rectangular Zen like bathtub is centered in the room and tiled in a stand alone box format. Behind the bathtub wall is the walk through shower: measuring 5 x 6 feet in size. Two glass walls and doors on each side allow for entering – exiting from either end. The shower has both a rainmaker and also 4 pulsing jet massages. Temperature is also thermostat controlled in the shower and the bathtub. Heated floors and a heated towel rack next to the shower complete a luxury bathroom.

Office : A spacious front office is complete with a large L shape desk work area, with full length cabinets above and below including a filing bureau. A separate cabinet can also house a main frame computer. The main entrance of the high speed wireless and modem / router is in the office. The wireless system however will enable any laptop user to feely use the internet from any room in the loft including the roof terraces.

Sleeping facilities : The main floor master bedroom is immediately off the bathroom, but also has a separate hallway entrance. An L shape configuration, it is approximately 400 square feet with one large ventilating window, and balcony railing patio doors, (both facing west). Roller privacy blinds are on both windows. A black out curtain can also be installed for those who need or like a darker room. The furniture is all dark chocolate “square” Zen like matching items: platform bed, large horizontal dresser, tall boy dresser, night table, standing and wall mirrors, and a 4 glass door wardrobe. The bedroom also has a standing Plasma 50 inch Daytek high definition TV, with a Sony Home Theatre system, DVD and CD. Upstairs on the Mezzanine level there is an additional black leather fold out double sofa bed for a second “guest bedroom” if necessitated, plus on the other side there are also two more fold out mattress single bed size chairs. The main area has a matching wardrobe unit like in the master bedroom for clothing storage.

Mezzanine Area : This level is divided in two areas divided by the staircase entry: each side has two patio doors facing an east side deck terrace and also a west side (sunny side) deck terrace
(4 patio doors in all). This full area is about 45 feet by 17 feet: about 800 square feet in total of inside living space.

One side is configured to be a real Home Theatre area (It has the fold out black leather couch-bed and two more black arm chairs, and a glass coffee table. The Theatre room is with a top end Bose home theatre sound system, another 50 inch wall Plasma flat screen TV, a DVD and CD, and Satellite TV with a large channel selection including movie packages. A full rectangular shaped walk though bathroom (also fully tiled) is complete with a second shower, vanity, etc (Two sliding door entrances allow for entry from either side of the mezzanine).

Roof Terraces : On the west side is the largest terrace covering about 1000 square feet. There is a large glass dining table and 8 spaghetti rope black dining chairs. Three full size white pedestal patio umbrellas provide shade. There is also a large stainless barbecue. An automatic watering system will be installed to make it relatively maintenance free (at least for the renting parties). There will also be additional evening lighting installed (there is already eve recessed lighting now on the Mezzanine wall).

On the East the terrace is also running the entire side of the Mezzanine: approximately 10 x 45 feet (“the Sunny Side”). The exterior length has a privacy fence and custom built planter boxes and benches already done in 2004. The planters have perennial rose bushes, and annuals are added each spring for a roof garden effect. There are also six 60’s style white modular plastic form chairs and foot stools on both terraces. 2 more additional patio umbrellas on the West side provide afternoon shade.

You have literally, 360 degree views from the two terraces. The downtown city high-rises lit up in the evening is a quite wonderful, as is the mountain itself “Mont Royal”. There is a direct line view of the “Cross on the mountain” which is illuminated at night, and is so very emblematic of the City of Montreal. You also have a bird’s eye view of the charming Victorian houses with their canopy of trees which is DeBullion Street below you from the front terrace.

Around the area : Everything you could want is literally within a few blocks of this location. The Plateau is now considered to be the most desired living area in Montreal: for the upwardly mobile: lots of “cachet” and very alive even well into the evening. Montreal is considered one of the safest cities in North America: The streets of the Plateau are full of people well into the night.

All around the area, you can find restaurants, bistros, boutiques, and stores of all sorts. The St.Laruent strip is only two short blocks away where you can find most of the hip upscale bistro restaurants and clubs frequented by the Montreal “smart” set including “Out of Towner’s”, many of whom are probably working on film productions being shot in the city. It is the premier strip area of Montreal “to see and be seen in” hot spot establishments.

Also, unique to the area are “bring your own wine” restaurants: wonderful really in that you can go to the wine store and buy a nice or even a great bottle of wine or Champagne? And take it to any of many fine restaurants for a great inexpensive but memorable dining experience.
The area has numerous fine “French” style bistros as well as Greek, Italian, Thai, and even Indian establishments that will accept bring your own wine dining.
